Changeovers

Working inside the window, not through it

A changeover window is the only gap in a let’s calendar, and it belongs to the cleaners as much as to us. We plan inside it, we tell you honestly when a job will not fit, and we would rather you blocked a night out of the calendar than have us rushing a property that somebody is paying to walk into.


What a changeover actually looks like

  1. The booking

    Guests out

    The window opens the moment the property is empty of people, not the moment the booking says it ends. Those are frequently different, and the difference is always at our end of the day.

  2. Us

    We work

    Everything in, everything out, through a route agreed in advance. Nothing is staged in the hall, nothing is left against a wall, and the front of the property does not become a loading area.

  3. Your cleaner

    Cleaners in

    They need the property empty and swept, not empty and littered with packaging. We take our own waste away with us because a changeover has no room for a skip.

  4. The booking

    Next guests

    The property has to look like nothing happened. That is the actual standard for this work, and it is higher than the standard for a house move.

Before the van

Everything leaving a let goes to one of three places

And they are not interchangeable. Deciding this at the property takes a few extra minutes; discovering it in a van takes a great deal longer, and it happens in the middle of your window.

Storage

It is coming back, or going on to another property. Sealed once, stored, delivered when you want it — not unpacked and repacked in between.

Back to you

It was always yours and should probably never have been in a let. Separated at the property and delivered to your own address.

Gone

Disposal or donation, handled under our waste carrier duty of care, with the paperwork sent to you. Not left in the garden for somebody else to deal with.

The honest bit

Sometimes the answer is to block a night

A remover who promises that a full refurnish will fit a standard changeover, without having seen the property, is guessing. If we think a job will not fit, we will say so before you book rather than on the morning.

Blocking a night out of the calendar is a real cost and we do not suggest it lightly. It is also almost always smaller than the cost of marked walls, a rushed clean and a review that sits at the top of your listing long after the money has been forgotten.

We would rather lose the booking than be the reason you lose the rating.
