The ordinary kind, and the fullest. Somebody has been in this property long enough for it to have a loft, a shed, a cupboard under the stairs and a drawer nobody has opened since they arrived.
What this changes
A lived-in home holds far more than anyone estimates, because most of it is not visible from the rooms. The loft, the shed, the garage and the under-stairs cupboard are routinely left off a survey and they are routinely a van on their own.
The date is usually fixed by somebody else — a completion, a tenancy ending, a landlord — so there is no flexibility to absorb a bad morning. That is an argument for starting the pack earlier rather than for starting the day earlier.
You are living in the property right up until we arrive, which means the kitchen, the bathroom and the beds cannot be packed in advance. They are always the last things and always the slowest.
What we do about it
Survey the loft, the shed and the garage as separate spaces rather than folding them into a room count
Pack the parts you cannot live without last, and unpack them first at the other end
Take the beds down and put them back up, because nobody wants to be assembling a bed at the end of a moving day
Protect the hall, the stairs and the door frames at both ends as a matter of course
The catch
The single most common under-estimate in Thanet is the garage. Ask us to look in it before you accept anyone’s quote, including ours.
